WA's Higher First Home Buyer Duty Thresholds Now Cover Perth's Median Unit Price, Says Brian McAllister Properties

Oct 12, 2026

Brian McAllister Properties is a Perth real estate business run by licensed real estate and business agent Brian McAllister, working in conjunction with The Agency, and focused on South Perth, Como, Applecross and the riverside south. Alongside its selling services, it offers buyers property matching, early notice of listings and referrals to independent professionals. This release explains the Western Australian Government's 2026-27 housing taxation changes for first home buyers and compares the new thresholds with current Perth prices.

First home buyers looking at units in Perth now have a duty exemption and concession band that reaches the city's median unit price, Brian McAllister Properties has noted, citing the Western Australian Government's 2026-27 Housing Taxation Package. Under the package, the first home owner rate of duty exemption for established and newly built homes rose from $500,000 to $600,000 and the concession cap rose from $700,000 to $800,000 for transactions entered into on or after 7 May 2026. REIWA's Perth metro data, updated 10 September 2026, put the 12-month median unit sale price at $690,000 for the year to August 2026, inside the new concession band, while the median house price of $960,000 sits above it.

What changed for Western Australian first home buyers on 7 May 2026?

The State Government raised every threshold in the first home owner rate of transfer duty and broadened who can use it. The exemption for established and new homes now applies up to $600,000, with a concessional rate between $600,000 and $800,000. For vacant land, the exemption rose from $350,000 to $450,000 and the concession cap from $450,000 to $550,000. Eligibility for the duty concession no longer depends on eligibility for the First Home Owner Grant, so a buyer whose purchase exceeds the grant cap may still qualify for a duty concession.

The package also lifted the First Home Owner Grant value cap for homes south of the 26th parallel to $800,000, and separately extended the off-the-plan duty concession to 30 June 2028 with higher thresholds and wider eligibility that now includes new dwellings in survey-strata and community titles schemes, a measure announced on 12 March 2026.

Key facts:

  • Duty exemption: no transfer duty for eligible first home buyers on established or new homes valued up to $600,000, previously $500,000, for transactions entered into on or after 7 May 2026 (Government of Western Australia).
  • Duty concession: a concessional rate applies between $600,000 and $800,000, previously capped at $700,000 (Government of Western Australia).
  • Vacant land: exemption up to $450,000 and concession up to $550,000, previously $350,000 and $450,000 (Government of Western Australia).
  • Perth prices: REIWA's 12-month median unit sale price was $690,000 and the median house price $960,000 for the year to August 2026 (REIWA, updated 10 September 2026).
  • Selling time: Perth units sold in a median of 19 days in July 2026 (REIWA, 5 August 2026).

Where do the new thresholds sit against prices in Perth's riverside south?

Most of the inner south sits above the concession band, which matters for buyers setting a search area. REIWA's suburb profiles for the 12 months to August 2026 show median unit sale prices of $860,500 in Como, $882,000 in South Perth and $1,100,000 in Applecross, with median house prices from $1,569,450 in Manning to $2,750,000 in Applecross. A median is the midpoint of all sales, so individual units in those suburbs transact below it, but a first home buyer relying on the full exemption will find the widest choice in the broader metropolitan unit market rather than on the foreshore.

Brian McAllister Properties acts for sellers and is not a buyer's agent, but buyers are half of every sale it makes. Buyers who register a brief through the buying page hear about the business's listings before they reach the portals, including off-market properties, and receive straight answers on condition, competition and process at inspections. The business does not charge buyer fees and refers buyers to independent brokers, inspectors and settlement agents rather than selling those services itself.

"Raising the exemption to $600,000 and the concession to $800,000 brings a real slice of the Perth unit market within reach of first home buyers, and units are selling in under three weeks, so finance readiness matters as much as the duty saving. My advice to a first-time buyer is to get pre-approval, confirm eligibility with RevenueWA before signing, and then be ready to move when the right apartment appears," said Brian McAllister, Licensed Real Estate and Business Agent, Brian McAllister Properties.

Buyers can register what they are looking for on the Brian McAllister Properties buying page or ask about apartments in the riverside south.

This release summarises publicly announced Western Australian Government measures as general information only. It is not financial, tax or legal advice. Eligibility, thresholds and duty calculations should be confirmed with RevenueWA or an independent adviser before entering into a contract.
