Boutique Realty Perth: Selling Times Range From 10 to 28 Days Across Its Western and Coastal Suburbs as Spring Listings Open

Oct 7, 2026

Boutique Realty Perth is a Subiaco-based real estate agency that sells, manages and appraises residential property across Perth's western suburbs, northern coast, city and Peel region. Its team of senior sales agents and property managers works from a single office at 23 Railway Road, Subiaco. This release interprets the Real Estate Institute of Western Australia (REIWA) suburb-level sales data published in September 2026 and explains what the widening gap in selling times between suburbs means for homeowners preparing a spring sale.

Boutique Realty Perth says the spring selling season is opening on a Perth market where the time it takes to sell a house depends more on the suburb, and the price set at launch, than at any point in the past year. REIWA suburb profiles updated on 9 and 10 September 2026 show median house selling times for the 12 months to August 2026 of 10 days in Floreat, 14 days in Wembley, 15 days in Hillarys, 18 days in Subiaco, 27 days in Scarborough and 28 days in Karrinyup.

Across the Perth metropolitan area, REIWA reported on 6 September 2026 that the median house selling time was 23 days in August 2026, unchanged from July but 12 days longer than in August 2025. Perth's median house sale price rose 1.1 per cent over August to $960,000, an 18.5 per cent increase on a year earlier.

The agency says the two figures belong together. Prices remain near record levels, but the margin for error on pricing has narrowed, and a home that launches above the evidence in its own suburb now has more competing listings around it than it did a year ago.

How much do selling times differ between Perth's western and coastal suburbs?

REIWA's suburb data for the 12 months to August 2026 shows a spread of 18 days between the fastest and slowest of the six suburbs Boutique Realty Perth lists on its service areas page.

Two patterns stand out. The established western suburbs with the highest medians, Floreat and Wembley, are also among the fastest to sell, which points to a shortage of available homes rather than a shortage of buyers at those price points. The coastal suburbs with the strongest annual growth, Hillarys at 23.2 per cent and Scarborough at 21.2 per cent, show very different selling times of 15 and 27 days respectively.

Key market facts:

  • Perth median house price: $960,000 in August 2026, up 1.1 per cent on July and 18.5 per cent on August 2025 (REIWA, 6 September 2026).
  • Perth median selling time: 23 days for houses in August 2026, 12 days longer than August 2025 (REIWA, 6 September 2026).
  • Weekly sales: 699 transactions in the week ending 6 September 2026, up 12.4 per cent on the previous week (REIWA weekly snapshot, 7 September 2026).
  • Homes for sale: 7,335 active listings at the end of August 2026, the first month above 7,000 since March 2023 (REIWA, 6 September 2026).

What does the widening spread mean for a homeowner selling this spring?

A 12-month suburb median is a starting point, not a price. Within Floreat or Hillarys, the difference between a renovated home on a full block and an original home on a subdivided lot can be larger than the gap between suburbs. Boutique Realty Perth's property appraisals are built from comparable sales in the same street or pocket, current competing listings and live buyer enquiry, and the agency shows sellers the evidence behind the number.

The lengthening of the Perth-wide selling time to 23 days also changes the arithmetic of a campaign. A home that is priced to the evidence can still sell in its first fortnight, as the Floreat and Wembley figures show. A home that is priced to last year's conditions is more likely to sit, and the preparation choices made before launch, from presentation to photography, carry more weight when buyers can compare more homes.

"The suburb table tells sellers that speed has become local. Floreat is still moving in ten days because there is almost nothing to buy there, while Karrinyup and Scarborough buyers are taking nearly a month because they finally have a choice," said Mathew St Guillaume, Sales Executive / Director at Boutique Realty Perth. "For a spring seller, the decision that matters most is the launch price, and that has to come from sales in your own pocket over the past three months, not the twelve-month median."

How Boutique Realty Perth prepares a spring campaign

The agency's selling process begins with a senior agent's appraisal, followed by presentation advice, professional photography and a campaign across realestate.com.au, Domain, REIWA and the agency's own buyer database. The same senior agent who prepares the appraisal negotiates the sale.

REIWA's figures describe the Perth market as a whole and each suburb over a 12-month period. Conditions vary by street, property type, block size and price bracket, and past growth is not a forecast of future prices.
